Local SEO is the cheapest, most compounding marketing channel for contractors and service businesses. Unlike paid ads, which stop the moment you stop paying, local SEO keeps producing leads month after month with minimal maintenance. The catch: it takes 3 to 6 months to start working, and most contractors give up before that.

This is the complete local SEO playbook we use for contractor clients.

1. Why Local SEO Works for Contractors

Local SEO works for contractors because the buying intent is transactional and location-bound. When someone searches "roofing contractor Victoria BC," they are not browsing. they are shopping, and they are shopping in your city. The conversion rate from local SEO traffic is 5 to 15 percent, vs 1 to 3 percent for broad organic traffic.

The compounding effect:

  • Month 1: 0 leads from local SEO (work is being done, results not visible)
  • Month 3: 2 to 5 leads per month from local SEO
  • Month 6: 8 to 15 leads per month from local SEO
  • Month 12: 15 to 30 leads per month from local SEO
  • Month 24+: 30 to 60 leads per month from local SEO (with content + reviews)

If you stop paying for Google Ads, leads stop the next day. If you stop working on local SEO, leads keep coming for 3 to 6 months before they start declining. Local SEO is the only marketing channel that compounds rather than depreciates.

2. Google Business Profile. The #1 Lever

If you do only one thing for local SEO, do this: fully optimise your Google Business Profile. It is the single highest-impact local SEO activity. The data:

  • Fully optimised GBP gets 5 to 10 times more calls than un-optimised one
  • GBP listings with 50+ reviews get 200% more calls than those with under 10
  • GBP listings with weekly posts get 2 to 3 times more website clicks than those without

The optimisation checklist:

  • Verify your business. Postcard verification takes 1 to 2 weeks.
  • Fill out every field. Hours, services, service area, attributes (women-owned, family-owned, etc.).
  • Add 10+ photos. Team photos, project photos, logo, cover photo, before/after.
  • Publish weekly posts. Project showcase, special offer, educational content. Once a week minimum.
  • Get reviews on a cadence. 1 to 5 new reviews per week minimum. Use the system in the Google Reviews Guide.
  • Respond to every review. Within 24 hours. Personalised, not templated.
  • Q&A section. Pre-fill with 5 to 10 common questions and answers.

3. Website Foundations. The SEO Layer

Your website needs 5 SEO foundations to rank locally:

  • LocalBusiness schema markup. Tells Google your business name, address, phone, hours, services. Add to your home page HTML.
  • Page titles and meta descriptions. "Roofing Contractor Victoria BC | [Company Name]" not just "[Company Name]". Each page should have a unique title.
  • Service-specific H1 on each page. Each landing page has one H1 that includes the service + location.
  • NAP consistency. Name, address, phone identical across your site, Google Business Profile, and local directories. Even minor variations (St vs Street) hurt rankings.
  • Page speed. 90+ Lighthouse score. Mobile users bounce at 3 seconds.

Most contractor websites I audit have 1 or 2 of these. Fixing the missing 3 to 4 typically lifts local rankings within 60 days.

4. Citations. Building Local Authority

Citations are listings of your business name, address, and phone on local directories. They are the second most important local SEO lever (after Google Business Profile). The directories that matter:

  • Top tier: Google Business Profile, Bing Places, Apple Maps, Facebook Business Page
  • Second tier: Yelp, YellowPages, BBB, Foursquare, TripAdvisor (for relevant businesses)
  • Industry-specific: Houzz (for contractors), Angi, Houzz, Porch, HomeAdvisor (for home services)
  • Local directories: Chamber of Commerce, local business associations, neighborhood Facebook groups

Build 30 to 50 citations in the first 60 days. Then add 5 to 10 per quarter. Each citation is a backlink and a trust signal. NAP must be identical across all of them.

5. Content Strategy. The Long-Term Multiplier

Content is what takes local SEO from "leads per month" to "leads per week." The content that works for contractors:

  • Service + location pages. One page per service per city you serve. "Roofing in Victoria BC," "Roofing in Nanaimo," etc.
  • Cornerstone content. 1,500 to 3,000 word guide on your main service. "The Complete Guide to Roof Replacement in Victoria BC."
  • Educational articles. 800 to 1,500 word articles on common customer questions. "5 Signs Your Roof Needs Replacing," "How Much Does a New Roof Cost in Victoria BC."
  • Case studies. 500 to 1,000 word write-ups of recent projects. Include photos, timeline, customer quote.
  • Local content. Articles about local events, local building codes, local permit processes. Shows Google you are local.

Publish 2 to 4 articles per month. After 12 to 18 months, your site has 30 to 70 pages of content. Each page is a potential entry point for a long-tail search.

Local link building is different from national link building. The links that move the needle locally:

  • Local business associations. Chamber of Commerce, BNI chapter, local trade associations. Easy wins.
  • Local media. Press release for a notable project, interview with a local news outlet, guest post on a local blog.
  • Supplier websites. Many suppliers list certified installers on their site. Get listed.
  • Sponsorships. Sponsor a local sports team, school event, or charity. Often includes a link.
  • HARO (Help a Reporter Out). Free service where journalists ask for expert quotes. You provide a quote, get a backlink.

Build 5 to 10 new local backlinks per quarter. Quality matters more than quantity. one link from the local Chamber of Commerce is worth more than 100 spam directory links.

7. Reviews. The SEO and Conversion Lever

Reviews do double duty for local SEO. They:

  • Improve your Google Business Profile ranking
  • Increase click-through rate from search results (star ratings visible)
  • Convert leads at higher rate (social proof)

The cadence that works:

  • 5+ new Google reviews per month (use the system in the Google Reviews Guide)
  • 5+ new reviews on Houzz / Angi / Yelp per month
  • Respond to every review within 24 hours
  • Never buy reviews. Google catches it and penalises your ranking

8. Measuring Local SEO Performance

The metrics that matter for local SEO:

  • Google Business Profile insights: Calls, website clicks, direction requests per month
  • Organic traffic from local searches: Track in Google Search Console, filter by query containing your city name
  • Organic leads per month: Track in CRM by source "organic search"
  • Rankings for target keywords: "[service] + [city]" searches. Use a rank tracker like Local Falcon or Whitespark
  • Citation count: Number of local directory listings. Use BrightLocal or similar.

Most contractors track none of these. They wonder why local SEO "is not working." It is because they are not measuring it.

9. The Realistic Timeline. What to Expect

Local SEO takes time. Here is the realistic timeline:

  • Month 1-2: Foundations. Google Business Profile, website SEO, citations. No visible results.
  • Month 3-4: Google Business Profile starts ranking for branded searches. 2 to 5 leads per month.
  • Month 5-6: Rankings for "[service] + [city]" searches start climbing. 5 to 10 leads per month.
  • Month 7-12: Compounding effect. 10 to 25 leads per month. Content is ranking for long-tail searches.
  • Month 12+: Established local presence. 25 to 50 leads per month. Local SEO is your most cost-effective channel.

The first 6 months are the hardest. Most contractors give up at month 4 because they are not seeing results. The contractors who push through to month 6+ get the compounding rewards.
